The Project

ITALY CROWD'S OPINION:

The Proponent is Novara4 Srl of Genoa, and it is the first project it has put on a crowdfunding platform. Considering our positive Due Diligence and what is described in the estimate of a local real estate agency, which assumes the sale in 6 months, we consider the project exhaustive and promising.

THE PROJECT:

The renovation, aimed at the valorization and conversion, of a real estate unit located inside a skyscraper and currently intended for office use, (category A10), involves the subdivision and change of intended use of the 75 internal square meters, in 2 new studio apartments comprising entrance into open-plan living area, bathroom and laundry pantry; all illuminated by large windows overlooking other neighboring skyscrapers, giving the 2 units a marked New York loft-style character.
The apartments will be equipped with inverter type heat pumps capable of guaranteeing both heating and cooling, while the domestic hot water will be produced via totally electric boilers or water heaters of the latest generation and the kitchens will be equipped with induction plates for cooking food, this will allow you to eliminate the use of gas permanently.
Both properties will be finished and cared for in the design which in this specific case aims to restore an "industrial" character through a refined interior design.
 
THE AREA:

The Torre Cantore skyscraper, made up of two bodies, the tallest of which is 92m, is a construction dating back to 1968 and is located in a crucial point for urban connections in this part of the city of Genoa. In fact, in its immediate surroundings there is the motorway, the historic centre, the port and various tourist attractions such as the maritime museum, the Genoa Aquarium and the Bigo. For this reason the two studio apartments will be very attractive for capital investors; both for generating income, but above all for short-term rentals for tourist purposes which in this, as in other cities, are experiencing a real boom.
