ITALY CROWD’S OPINION
The Proponent is Supernova Srl, managing the Residenza l'Ulivo, subject of the renovation of three owned attics for sales purpose. As of now, there’s one call option for one of these attics and a full preliminary contract has already been signed. The municipal permits have already been approved. Considering our positive due diligence as well as an estimated sale time of 6 months speculated by a local real estate agency, we consider this project to be exhaustive and promising.

THE PROJECT
The initiative involves the change of intended use and the related renovation of 3 attics (currently registered as warehouse/garret), as well as the increasing of the minimum height of the 3 units and the expansion of the respective pocket terraces already present.
The attics are located inside a new building, in the center of the town of Alberese, province of Grosseto. All three premises, already owned by Supernova S.r.l., are ready for occupancy as they have all the amenities needed for a residential use, but through its renovation and the change of intended use their market value will triple the current one, aligning itself with that of the houses in the area.
To make the properties even more attractive, green, and easily saleable, we have planned the installation of photovoltaic systems for each individual attic.
THE AREA
The location is the Maremma Regional Park, specifically Alberese, one of the most visited destinations in the province of Grosseto for its uncontaminated nature. This territory is a watershed between different lands and cultures, a window between sea and hinterland, and it stands out for its incredible richness.
The area is now a renowned tourist destination, the Park attracts both for its countless routes and initiatives and for its pristine beaches, where you may even spot foxes or fawns as well as other wild animals.
The town of Alberese offers the possibility of having some basic services close at hand including pharmaceutical dispensaries, banks, small shops, minimarkets, and restaurants.
The town is just 15 km away from the city of Grosseto, conveniently connected by the SS1 (Aurelia), therefore connections by car or train are fully functional; the SS1 also provides easy access to the airports of Rome Fiumicino and Pisa, both at a reasonable distance.

Supernova srl, managed by Paola Martina Petrocelli, is a young and dynamic company involved in tourism since 2020, year of its founding.
We manage the Residenza l'Ulivo in Albarese (Grosseto) and our goal is to guarantee to our guests all the comforts required for a peaceful stay, offering services, assistance, and full availability.
Our apartments are fully equipped, spacious, and bright.
Included in the price of your stay you will have at your disposal some lovely bikes with baskets to go to the seaside or to visit the park in all its natural beauty,
Access to the shared swimming pool is completely free and each apartment has its own personal beach umbrella as well as two comfortable sun loungers.
The staff will be at your complete disposal to answer any of your doubts or to give you any advice you may need about which places to visit.
Our upcoming projects include the expansion of our activities within the Maremma Park area, particularly the access into the real estate market.
