The Proponent is a historic company, which has been operating since 1988 in the area and in particular in the Municipality of Selvazzano Dentro. Due to Mr. Ivano Giuriatti's seriousness, we consider this project to be "LOW RISK".
THE INITIATIVE
The operation consists in the continuation of the construction of a condominium of n. 10 apartments (2 of which are the subject of this collection) and related garages. The building is constructed with technologies designed to allow obtaining the best energy class.
Totally electric (no gas), photovoltaic system for energy self-sufficiency.
The property is built on an area of approx. Approximately 2000 currently owned by Giuriatti Ivano with a value of € 500,000.

The sale of the housing units, at current market prices in the area, results in a prudent proceeds of € 2,800,000. Market surveys show a sales price on average 10% higher. The assessment relating to the expected margin is consequently to be considered prudential.
Market surveys carried out at local agencies confirm the high interest in the type of housing under construction, especially the total energy independence and the location in a rapidly developing residential area. There are already expressions of interest awaiting formalisation.

The Proposer
The Giuriatti Ivano construction company was founded in 1988 and has always been dedicated to the construction of residential and commercial buildings in the areas of Padua, neighboring municipalities and the Euganean Hills area.
These are "valuable" areas for the construction sector and less subject to fluctuations in the real estate market. In 2019, IMMOBILIARE PRIMAVERA S.r.l. (P.IVA 04025170285) having as its object the construction of building works. The S.r.l. in 2020/21 (pandemic permitting) it built, completed and sold in Albignasego a building consisting of 12 totally independent apartments from an energy point of view, class A +++.
In fact, in 2021 the S.r.l. has dedicated itself to the construction of the new and the sole proprietorship to renovations and energy efficiency as a Global Contractor.
From 2022, the Giuriatti company decides to build the new building works on its own, since the forecast is for a considerable downsizing of the renovation works.
